Alternative financing is a term used to describe a variety of financing options that are available to businesses and individuals.
The Dexter Group offers alternative financing:
FROM 1.000.000€
UNTIL 150.000.000€
WE FINANCE ALL TYPES OF URBAN DEVELOPMENT AND BUSINESS PROJECTS
The most common form of alternative financing is commercial lending. This is when a company borrows money from a bank or other financial institution to finance its operations. Another popular form of alternative financing is invoice factoring. This is when a company sells its invoices to a third party to get liquidity quickly.
Alternative financing can be a great option for businesses that need financing but do not want to deal with the bureaucracy and restrictions of traditional lending institutions. It can also be a great option for businesses that are having trouble getting approved for a loan.
If you are looking for financing options outside of the traditional banking system, you should consider alternative financing and in DEXTER we make it easy for you.
In Spain, alternative real estate financing is the main type of financing considered by developers.
There are two types of alternative financing for real estate: equity and debt. Equity financing occurs when part ownership of a property is sold to a financial institution. Debt financing involves borrowing money to buy a property or carry out a development.
Both types of financing are available in Spain, but debt financing is more popular. This is because it is easier to obtain a loan than to find a buyer for your capital. Therefore, most people in Spain resort to debt financing for the real estate sector.
In Spain, alternative financing is the most widely used by companies. There are different options, each with its advantages and disadvantages.
A popular option is leasing. It allows companies to rent equipment or property instead of buying it outright. It can be a more affordable option, especially for smaller businesses.
Another option is invoice financing. This allows companies to receive payment for their invoices before their customers have actually paid them. It can be a useful way of restoring cash flow if the business is suffering a slowdown.
Then there is crowdfunding. It allows companies to raise money online from individual investors. It can be a good way to get started if you don't have access to traditional sources of funding.
And finally, many companies opt for mortgage loans. In contrast to bank financing, the applicant's financial situation does not matter, not even if he or she is on a list of defaulters. All that is needed is a mortgage guarantee. Moreover, this type of financing is designed for all types of companies, whatever their sector and the stage they are at.
The alternative finance market in Spain is booming. According to data from the Bank of Spain, in 2017 the total assets managed by alternative financing platforms amounted to €1.7 billion, 40 % more than in 2016.
Investors are increasingly turning to these types of investments, as they offer attractive returns and relatively low risk.
On the other hand, in the now famous Spain 2050 report, it is striking that one of its proposals is aimed at promoting alternative financing to bank financing.
Among these reforms and initiatives proposed in the Spain 2050 report, one that stands out is that of "promoting the development of alternative sources of business financing to banking, with a special focus on venture capital investment in strategic areas, which facilitates the development of projects, both in their initial phases and in those of growth and expansion. The objective would be to raise the share of such financing to EU-8 levels by 2050".
