Foreigners are buying more homes than ever in Spain and at the highest price in history. The headline is devastating but simply reflects the reality. In the last 12 months, nationalities such as the Dutch, the Ukrainian or the American have gained prominence in the market and are taking a share of the cake after the pandemic.

The average price per square metre of real estate has reached the highest level since records have been kept. In the luxury sector, foreign demand has even outpaced domestic demand. The British, Germans and French have remained the buyers of reference, although other nationalities, such as Norwegian, continue to grow at a strong pace. The aforementioned transactions accounted for 20.3% of the total number of transactions registered in Spain as a whole, showing a clear and consolidated trend.
