Global real estate investment stabilised in the first half of 2025: 380 billion
Global real estate investment has registered a volume of USD 380 billion in the first half of 2025, a figure almost equal to that recorded in the same period of 2024 (USD 376 billion). This is confirmed by Savills in its latest 'Takes Stock' report, which focuses on global capital markets.
The consultancy notes that, although some global markets are showing some restraint, several key conditions for a recovery in real estate investment are already in place. The document also highlights an improvement in market confidence and a greater willingness to close deals on the part of both buyers and sellers, along with a more realistic acceptance of prices and the proven strength of many user markets.
By sector, global office transactions reached $45 billion in the second quarter, up 12% y-o-y. In the residential sector, residential transactions reached $58 billion in the second quarter, down 9% from the same period in 2024. In the industrial and logistics market, investment in the second quarter was $42 billion, down 10% from a year earlier after three consecutive quarters of positive growth.
Savills points out that institutional investors are slowly returning to the market, albeit with very specific criteria for asset selection. From DEXTERits vice-president, Alfonso Merlos, points out that "Real estate continues to be considered, on the one hand, an important safe haven with solid fundamentals and, on the other hand, and depending on the different sectors, a great lever for business development and wealth creation. The Spanish market continues to be at the top of investors' priorities".Merlos adds, and concludes in the following terms: "For this half of 2025, DEXTER is already sensing that the commitment of North American and European funds to carry out lending operations such as the ones we are carrying out in Spain is a strong and decisive commitment"..
