Es una tendencia que ha cristalizado totalmente: los extranjeros compran m\u00e1s viviendas que nunca en Espa\u00f1a, alcanzando ya casi el 15% de cuota de mercado. As\u00ed lo confirman los datos conocidos recientemente, de \u2018Remax Europa\u2019, que concluye en su \u00faltimo informe anual que las inversiones en bienes inmuebles residenciales contin\u00faan brindando protecci\u00f3n contra la inflaci\u00f3n.<\/p>

En el caso de la financiaci\u00f3n alternativa con capital privado, un sector en el que DEXTER cumple 5 a\u00f1os de liderazgo, este dato es relevante por dos razones. Primero, porque la fuerte demanda de compra de vivienda por parte de clientes extranjeros hace que las promociones (especialmente en zonas de costa) se vendan a un ritmo muy alto, lo que facilita la entrada de pr\u00e9stamos puente y pr\u00e9stamos al promotor para obra, dos productos esenciales en el portfolio de DEXTER.<\/p>

Por otra parte, y la segunda raz\u00f3n de peso en este marco es que cada d\u00eda m\u00e1s empresarios extranjeros afincados en Espa\u00f1a (principalmente promotores y constructores) recurren a fondos de inversi\u00f3n y fondos deuda para capitalizar sus proyectos y sus negocios, en una apuesta que deja en un segundo plano a la financiaci\u00f3n bancaria tradicional.<\/p>

It is a trend that has fully crystallised: foreigners are buying more homes than ever in Spain, reaching almost 15% of the market share. This is confirmed by recently released data from Remax Europe, which concludes in its latest annual report that investments in residential real estate continue to provide protection against inflation.<\/p>

In the case of alternative private equity financing, a sector in which DEXTER is celebrating five years of leadership, this data is relevant for two reasons. First, because the strong demand for home purchases by foreign customers means that developments (especially in coastal areas) are selling at a very high rate, which facilitates the entry of bridging loans and developer loans for construction, two essential products in DEXTER’s portfolio.<\/p>

On the other hand, the second important reason in this context is that more and more foreign entrepreneurs based in Spain (mainly developers and builders) are turning to investment funds and debt funds to capitalise their projects and their businesses, in a move that leaves traditional bank financing in the background.<\/p>
