Citizens from countries such as the USA, Portugal, Italy, Morocco or<br \/>Ukraine have acquired more property than ever before, while the average price of property in the<br \/>have paid has reached record highs, due to the threat of the elimination of the golden visa.<br \/>Many buyers apply for mortgages to finance the transaction,<br \/>with executives and entrepreneurs being the most prominent profiles. The areas<br \/>Coastal areas remain the preferred choice, especially for second homes,<br \/>while Madrid stands out in the luxury segment.<br \/>The Land Registrars also show that foreigners have<br \/>a marked preference for purchasing larger dwellings than those in the<br \/>domestic buyers, with 34.5% of the purchases corresponding to<br \/>properties of more than 100 m2.<br \/>\"This consolidated trend has to be understood in parallel to the rise of the<br \/>of alternative financing with private equity,\" says Alfonso Merlos,<br \/>Vice President of DEXTER, who adds: \"On the one hand, within our specialisation and<br \/>our leadership as financial intermediaries and managers, a large part of our<br \/>clients are foreign developers and builders, particularly based in<br \/>coastal areas. On the other hand, a similarly high percentage of the dwellings whose<br \/>construction and development we are contributing to finance are purchased by<br \/>foreign customers.
