It has to do with the change in family models, work habits and the shift that is taking place in the very physiognomy of cities and large municipalities.<\/span><\/p><p><span>A few days ago we heard that 28,000 new homes could be built in Madrid and Barcelona alone by recycling disused offices. The Spanish capital has 1.8 million square metres of office space that could be repositioned as residential, while Barcelona has 0.73 million square metres. These are data from <em>EY<\/em>He points out that in order to complete this transition, the collaboration of the Administration would obviously be necessary in order to speed up the urban planning procedures.<\/span><\/p><p><span>In the case of Madrid, areas such as Chamart\u00edn, Salamanca, Chamber\u00ed, Retiro or Manoteras could be reconverted, as well as those located in outlying municipalities such as Pozuelo de Alarc\u00f3n, Aravaca, Arroyo de la Vega or Alcobendas.<\/span><\/p><p><span>We are faced with a scenario in which office buildings are built on tertiary land, which does not allow the construction of housing, which is carried out on residential plots. It does allow the construction of accommodation such as coliving, serviced flats or residences for students and the elderly. In short, there is a horizon in which the supply of rental assets for living will increase. <\/span><\/p><p><span>From the Commercial Department of <em>DEXTER<\/em>Guillermo D\u00edaz, its head Guillermo D\u00edaz stresses that <em>\"We make financing possible for entrepreneurs who have all the necessary permits to convert offices into homes.
