Y es que solo en el segundo trimestre de 2023, los compradores for\u00e1neos acapararon el 14,94% del total de operaciones, es decir, m\u00e1s de 22.700 compraventas. La tendencia es constante e incluso va al alza.\u00a0<\/p><p>Es el segundo mayor peso sobre el total de compraventas de la serie hist\u00f3rica que trimestralmente publica el Colegio de Registradores de la Propiedad desde 2013, solo superado por el 15,92% del tercer trimestre de 2022. Adem\u00e1s, es el cuarto mejor dato absoluto de transacciones en un solo trimestre por parte de extranjeros. Los guarismos son evidentes y tienen un reflejo en otra serie de din\u00e1micas.<\/p><p>Por ejemplo, en m\u00e1s y m\u00e1s zonas de Espa\u00f1a, promotores y constructores se lanzan adelante a por sus proyectos, sabedores de que la comercializaci\u00f3n depende, en gran medida, y est\u00e1 garantizada por el \u00e9xito, de la mano de compradores extranjeros. Ocurre especialmente en zonas como Alicante, M\u00e1laga, las Islas Canarias y Baleares, algunos enclaves de Madrid\u2026 y otros puntos aislados de la geograf\u00eda nacional.<\/p><p>Esos promotores, a su vez, antes de arrancar la obra, est\u00e1n recurriendo al capital privado, a la financiaci\u00f3n alternativa, que en el caso de DEXTER les permite dar el paso adelante sin tener preventas, sin reservas. This is particularly the case in areas such as Alicante, Malaga, the Canary and Balearic Islands, some enclaves in Madrid&#8230; and other isolated points of the national geography.<\/p>\n<div>\n<div>These developers, in turn, before starting work, are turning to private capital, to alternative financing, which in the case of DEXTER allows them to take the step forward without having pre-sales, without reserves.
