El sector residencial aglutin\u00f3 el 24% de la inversi\u00f3n inmobiliaria en el primer semestre de 2023, seg\u00fan \u2018BNP Paribas\u2019. Esto significa que acumul\u00f3 un volumen de 1.190 millones de euros y que se trata de un mercado que presenta un atractivo indudable para los inversores, a pesar de las subidas de los tipos de inter\u00e9s registradas en los \u00faltimos meses y la subsiguiente ralentizaci\u00f3n de la actividad.\u00a0<\/p><p>Por \u00e1reas geogr\u00e1ficas, los mercados m\u00e1s demandados por los inversores han sido Madrid, Barcelona, Valencia, Mallorca y M\u00e1laga. Adem\u00e1s, se observa un elevado inter\u00e9s por parte de inversores y promotores en la adquisici\u00f3n de inmuebles de oficinas para reconvertirlos en residencial para venta y alquiler.<\/p><p>Recordemos que en 2022, se terminaron 79.935 viviendas en Espa\u00f1a, un 4,9% menos que en 2021; y ese 2022 cerr\u00f3 con una cifra de compraventas de viviendas de 649.105, cifra que supuso un incremento anual del 14,6% y los registros m\u00e1s elevados desde el a\u00f1o 2007.<\/p><p>Durante los seis primeros meses del 2023 se registraron 315.783 transacciones de viviendas, lo que representa un leve descenso del 4,48% respecto al mismo periodo de 2022.
