Recientemente hemos conocido que, en un ejercicio de previsi\u00f3n, las grandes promotoras se blindaban de una posible crisis con ventas de viviendas por 5.000 millones. Acumulaban una cartera de preventas de m\u00e1s de 14.200 unidades y estimaban, al mismo tiempo, que los precios seguir\u00edan al alza por la alta demanda. En definitiva, las grandes promotoras tienen asegurada razonablemente para los pr\u00f3ximos meses la entrada de capital estable para sus negocios. Pero, \u00bfes la misma situaci\u00f3n para otros empresarios de menor envergadura y facturaci\u00f3n?<\/p>

Es verdad que Espa\u00f1a se ve como un lugar seguro para invertir desde el punto de vista jur\u00eddico y econ\u00f3mico, y las nacionalidades de los compradores se han diversificado, y siguen suponiendo un porcentaje creciente. Pero no todos los promotores disponen de capital en el momento en el que no han podido arrancar a\u00fan la obra y no disponen de reservas, de contratos de compra.<\/p>

DEXTER, en los \u00faltimos a\u00f1os se ha convertido en una corporaci\u00f3n financiera de referencia al hacer posible el acceso a la financiaci\u00f3n de promotores y constructores, incluso no existiendo pre-ventas en sus promociones. Como se\u00f1ala Guillermo D\u00edaz desde el \u00e1rea de Desarrollo de Negocio, \u201chemos de contar, en este escenario, con promociones que se perciban como ganadoras, con una gran fuerza comercial, que se haga un an\u00e1lisis y se concluya que el ritmo de ventas va a ser r\u00e1pido\u2026 en ese caso, no es necesaria la presencia de reservas por el solicitante del cr\u00e9dito\u201d, concluye D\u00edaz.<\/p>

We recently learned that, in a forecasting exercise, the big developers were shielding themselves from a possible crisis with sales of 5,000 million homes. They accumulated a portfolio of pre-sales of more than 14,200 units and estimated, at the same time, that prices would continue to rise due to high demand. In short, the large developers are reasonably assured of a stable inflow of capital for their businesses in the coming months. But is the situation the same for other, smaller, entrepreneurs?<\/p>\n

It is true that Spain is seen as a safe place to invest from a legal and economic point of view, and the nationalities of buyers have diversified, and continue to account for a growing percentage. But not all developers have the capital at their disposal at the time when they have not yet been able to start the work and do not have any reserves or purchase contracts.<\/p>\n

DEXTER, in recent years, has become a financial corporation of reference by making it possible for developers and builders to access financing, even when there are no pre-sales in their promotions.
