Promotores, constructores y empresarios que trabajan en \u00e9l demandan de manera constante capital para complementar los recursos propios con los que afrontan sus proyectos, sean en el \u00e1mbito residencial, hotelero, comercial, de oficinas\u2026<\/span><\/p><p>El hecho cierto es que la banca tradicional ha bajado su contribuci\u00f3n en el sector en los \u00faltimos a\u00f1os, pasando de 2018 con casi 20.000 millones de inversi\u00f3n a este a\u00f1o, donde las provisiones apenas alcanzan la mitad. Es ah\u00ed, en ese escenario en el que la financiaci\u00f3n alternativa con capital privado est\u00e1 entrando con creciente fuerza y est\u00e1 resultando un actor imprescindible. Y as\u00ed se prev\u00e9 que contin\u00fae la rampa de ascenso durante los pr\u00f3ximos meses y ejercicios.<\/p><p>Desde DEXTER, se viene constatando en los \u00faltimos cinco a\u00f1os que la tendencia clara es la de complementar la financiaci\u00f3n bancaria con la privada, quedando \u00e9sta sobre todo encuadrada en las fases de arranque de los proyectos, previa a su consolidaci\u00f3n. El Analista Principal de Riesgos de la compa\u00f1\u00eda, Rub\u00e9n Mi\u00f1arro apunta en este sentido que \u201csean proyectos BTR (build to rent) o convencionales de BTS (vivienda para vender), los empresarios vienen cada d\u00eda con un \u2018business plan\u2019 y una estructura financiera cada d\u00eda mejor trabajada, m\u00e1s armada. Developers, builders and entrepreneurs who work in it constantly demand capital to complement the own resources with which they face their projects, whether in the residential, hotel, commercial or office sectors&#8230;<\/span><\/p><p>The true fact is that traditional banking has lowered its contribution in the sector in recent years, going from 2018 with almost 20,000 million of investment to this year, where provisions barely reach half. It is there, in that scenario where alternative financing with private equity is entering with increasing strength and is proving to be an essential player. And the upward ramp is expected to continue in the coming months and years.<\/p><p>DEXTER has been observing over the last five years that the clear trend is to complement bank financing with private financing, the latter being mainly framed in the start-up phases of projects, prior to their consolidation. The company&#8217;s Senior Risk Analyst, Rub\u00e9n Mi\u00f1arro, points out that \u00abwhether they are BTR (build to rent) or conventional BTS (housing to sell) projects, entrepreneurs come each day with a business plan and a financial structure that is better and better worked out, more and more well put together.
