Tiene que ver con el cambio en los modelos de familia, de los h\u00e1bitos de trabajo y en el viraje que se est\u00e1 produciendo en la propia fisonom\u00eda de las ciudades y los grandes municipios.<\/span><\/p><p><span>Hace escasas fechas ten\u00edamos noticia de que s\u00f3lo en Madrid y Barcelona podr\u00edan construirse 28.000 nuevas casas reciclando las oficinas en desuso. La capital de Espa\u00f1a tiene 1,8 millones de metros cuadrados de oficinas que podr\u00edan ser reposicionados a residencial, mientras la Ciudad Condal tiene 0,73 millones. Son datos de <em>EY<\/em>, que puntualiza que para culminar esta transici\u00f3n ser\u00eda necesaria, obviamente, la colaboraci\u00f3n de la Administraci\u00f3n para agilizar los tr\u00e1mites urban\u00edsticos.<\/span><\/p><p><span>En el caso de Madrid, podr\u00edan reconvertirse zonas como Chamart\u00edn, Salamanca, Chamber\u00ed, Retiro o Manoteras y aquellas que se ubican en municipio de las afueras como Pozuelo de Alarc\u00f3n, Aravaca, Arroyo de la Vega o Alcobendas.<\/span><\/p><p><span>Nos encontramos con un panorama en el que los edificios de oficinas est\u00e1n construidos sobre suelo terciario, que no permite la construcci\u00f3n de viviendas, que se llevan a cabo sobre parcelas residenciales. S\u00ed permite construir alojamientos como coliving, apartamentos con servicios o residencias de estudiantes y mayores. En definitiva, hay un horizonte en el que se aumentar\u00e1 la oferta de alquileres de activos para vivir. <\/span><\/p><p><span>\u0418\u0437 \u043a\u043e\u043c\u043c\u0435\u0440\u0447\u0435\u0441\u043a\u043e\u0433\u043e \u043e\u0442\u0434\u0435\u043b\u0430 <em>DEXTER<\/em>, su responsable Guillermo D\u00edaz incide en que <em>\u201chacemos posible la financiaci\u00f3n a empresarios que precisamente cuentan con todos los permisos para reconvertir oficinas en viviendas. It has to do with the change in family models, work habits and the shift that is taking place in the very physiognomy of cities and large towns.<\/p><p>A few days ago we heard that in Madrid and Barcelona alone 28,000 new houses could be built by recycling disused offices. The Spanish capital has 1.8 million square metres of office space that could be repositioned as residential, while Barcelona has 0.73 million.
