Durante el pasado a\u00f1o, la poblaci\u00f3n extranjera firm\u00f3 cerca de 90.000 operaciones de compraventa de casas en Espa\u00f1a, un 45% m\u00e1s que el a\u00f1o anterior. La tendencia ha llevado a un aumento en la demanda de propiedades, pero m\u00e1s a\u00fan por parte de los inversores extranjeros, que buscan aprovechar las oportunidades y beneficios que ofrecen las ciudades espa\u00f1olas. De ah\u00ed que los expertos identifiquen a Madrid y Barcelona como mercados clave para la adquisici\u00f3n de inmuebles, junto con las zonas costeras.<\/p>

Brit\u00e1nicos y rusos se posicionan, junto a alemanes y franceses, en lo m\u00e1s alto del ranking de adquisiciones. La compra de propiedades por parte de estos inversores, tambi\u00e9n en \u00e1reas tur\u00edsticas para alquileres vacacionales, ha impulsado la demanda y los precios en esas zonas, como Baleares, la costa alicantina y la Costa del Sol.\u00a0<\/p>

Desde el Departamento de An\u00e1lisis de Riesgos de DEXTER, su m\u00e1ximo responsable, Jos\u00e9 Enrique Chasserot lo explica de manera muy gr\u00e1fica: \u201cde un lado nos encontramos con capital que llega de fuera de Espa\u00f1a, tanto de inversores particulares como de fondos institucionales, a los que nosotros representamos y que nosotros gestionamos; de otro lado hay un mercado que est\u00e1 muy vivo, en el segmento de alto standing e incluso en el s\u00faper lujo. Espa\u00f1a, en definitiva se ha posicionado como uno de los grandes pa\u00edses de Europa y del mundo en el que hay un valor refugio muy claro en este tipo de activos prime. De ah\u00ed la pujanza de los fondos de inversi\u00f3n y fondos deuda\u201d, remarca Chasserot.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

The current pairing: foreign homebuyers and private equity financing<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Over the past year, the foreign population signed nearly 90,000 home sales and purchases in Spain, 45% more than the previous year. The trend has led to an increase in demand for property, but even more so from foreign investors, who are looking to take advantage of the opportunities and benefits offered by Spanish cities. Hence, experts identify Madrid and Barcelona as key markets for property purchases, along with coastal areas.<\/p>\n

British and Russians are positioned, along with Germans and French, at the top of the ranking of acquisitions. The purchase of properties by these investors, also in tourist areas for holiday rentals, has boosted demand and prices in these areas, such as the Balearic Islands, the Alicante coast and the Costa del Sol. <\/p>

From DEXTER’s Risk Analysis Department, its head, Jos\u00e9 Enrique Chasserot, explains it very graphically: \u00abon the one hand we find capital coming from outside Spain, both from private investors and institutional funds, which we represent and manage; on the other hand there is a market that is very much alive, in the high standing segment and even in super luxury. Spain, in short, has positioned itself as one of the major countries in Europe and the world where there is a very clear safe-haven value in this type of prime assets. This is why investment funds and debt funds are thriving,\u00bb says Chasserot.<\/span>
