En el \u00faltimo trimestre de 2023, el sector inmobiliario ha luchado para hacer frente a los reajustes de precios debidos a la inflaci\u00f3n, las pol\u00edticas del Banco Central Europeo (BCE) y las consecuencias de la guerra en Ucrania. Adem\u00e1s, se ha sumado la incertidumbre creada por el conflicto entre Israel y la organizaci\u00f3n terrorista Ham\u00e1s. Los alquileres de pisos, la log\u00edstica y las oficinas son los m\u00e1s afectados, aunque las perspectivas son ciertamente alentadoras. Especialmente el residencial sigue siendo el pilar de unos inversores que tendr\u00e1n que prestar atenci\u00f3n ahora a diversos factores.<\/p>

De acuerdo con el an\u00e1lisis de \u2018BNP Paribas\u2019, los mercados inmobiliarios europeos seguir\u00e1n adapt\u00e1ndose al nuevo entorno econ\u00f3mico del Viejo Continente, caracterizado sobre todo por un acceso al cr\u00e9dito mucho m\u00e1s restrictivo que en el pasado. En realidad, el segmento en el que se sigue apreciando un cambio rotundo de tendencia sigue siendo el de oficinas: las incertidumbres que lo rodearon durante la pandemia de covid-19 est\u00e1n m\u00e1s presentes que nunca. La contracci\u00f3n iniciada en Estados Unidos se ha extendido tambi\u00e9n a Europa, y los inversores tratan de deducir el futuro a trav\u00e9s de las estrategias empresariales. Adem\u00e1s, la creciente presi\u00f3n para contener la falta de uso de los edificios y su r\u00e1pida depreciaci\u00f3n tambi\u00e9n podr\u00edan presionar a la baja el valor de estos activos.<\/p>

Desde el Departamento de An\u00e1lisis de Riesgos de DEXTER, su Director, Jos\u00e9 Enrique Chasserot, se\u00f1ala que \u201cante esta visi\u00f3n general de las perspectivas en cada uno de los sectores, al final, nuestros fondos y nosotros como gestor e intermediario financiero nos seguiremos preguntando en cu\u00e1l (o cu\u00e1les) deberemos concentrar nuestros recursos y esfuerzos, optimizando al mismo tiempo la relaci\u00f3n riesgo\/rentabilidad\u201d.<\/p>

Ante la desatenci\u00f3n de una parte sustancial del cr\u00e9dito inmobiliario por parte de la banca tradicional, centrada en otros modelos de negocio, DEXTER, l\u00edder en financiaci\u00f3n alternativa con capital privado, incrementa a partir de este 2024 su n\u00famero de productos y servicios, a disposici\u00f3n de clientes de toda Espa\u00f1a y que operan en todos los \u00e1mbitos de la econom\u00eda.<\/p>

In the last quarter of 2023, the real estate sector has struggled to cope with price readjustments due to inflation, the policies of the European Central Bank (ECB) and the consequences of the war in Ukraine. In addition, there has been the uncertainty created by the conflict between Israel and the Hamas terrorist organisation. Flat rentals, logistics and offices are the most affected, although the outlook is certainly encouraging. Residential in particular remains the mainstay of investors who will now have to pay attention to a number of factors.<\/p>

According to the BNP Paribas analysis, European real estate markets will continue to adapt to the new economic environment on the Old Continent, characterised above all by much tighter access to credit than in the past. In fact, the segment in which we are still seeing a complete reversal of trend is still the office segment: the uncertainties that surrounded it during the covid-19 pandemic are more present than ever. The contraction that started in the US has also spread to Europe, and investors are trying to deduce the future through corporate strategies. In addition, the growing pressure to contain the lack of use of buildings and their rapid depreciation could also put downward pressure on the value of these assets.<\/p>

From DEXTER’s Risk Analysis Department, its Director, Jos\u00e9 Enrique Chasserot, points out that \u00abgiven this overview of the prospects in each of the sectors, in the end, our funds and we as a financial manager and intermediary will continue to ask ourselves which one (or ones) we should concentrate our resources and efforts on, while optimising the risk\/return ratio\u00bb.<\/p>

Faced with the neglect of a substantial part of real estate lending by traditional banks, focused on other business models, DEXTER, a leader in alternative financing with private capital, will increase its number of products and services from 2024, available to clients throughout Spain and operating in all areas of the economy.<\/p>
