El mercado inmobiliario cambia en sus par\u00e1metros a\u00f1o tras a\u00f1o y DEXTER, como l\u00edder en financiaci\u00f3n inmobiliaria con capital privado, se adapta r\u00e1pidamente a esos cambios para mantener una posici\u00f3n dominante como operador financiero y, m\u00e1s importante y por consiguiente, para seguir siendo de la m\u00e1xima utilidad a sus clientes.<\/p>

Hace apenas d\u00edas se anunciaba por parte de \u2018JLL\u2019 que hab\u00eda una previsi\u00f3n en Espa\u00f1a de inversi\u00f3n de 2.500 millones en proyectos \u2018flex living\u2019 hasta 2028, una cifra ciertamente considerable. Las nuevas tendencias demogr\u00e1ficas, como el crecimiento de la poblaci\u00f3n en zonas urbanas, la reducci\u00f3n del tama\u00f1o de los hogares, el dif\u00edcil acceso a la vivienda, o el crecimiento de los precios de alquiler, entre otros factores, son los que est\u00e1n provocando que el sector \u2018flex living\u2019 en Espa\u00f1a est\u00e9 experimentando un crecimiento din\u00e1mico en los \u00faltimos a\u00f1os.<\/p>

As\u00ed, nuestro pa\u00eds se est\u00e1 posicionando como uno de los que m\u00e1s r\u00e1pido est\u00e1 creciendo. De acuerdo con los datos recopilados por la consultora, hay m\u00e1s de 21.000 camas en pipeline, con transacciones entre fondos institucionales en marcha o ya ejecutadas. De hecho, el sector acumula desde 2019 m\u00e1s de 560 millones de inversi\u00f3n, 140 de los cuales se transaccionaron en 2023, con Madrid concentrando la mayor parte de la oferta.<\/p>

Desde DEXTER, su vicepresidente Alfonso Merlos apunta que \u201cno hay un \u00e1rea dentro del inmobiliario en la que no entremos a financiar, operaci\u00f3n por operaci\u00f3n y proyecto por proyecto. The real estate market changes in its parameters year after year and DEXTER, as a leader in private equity real estate financing, adapts quickly to these changes in order to maintain a dominant position as a financial operator and, more importantly and therefore, to continue to be of maximum use to its clients.<\/p>

Just days ago it was announced by ‘JLL’ that there was a forecast in Spain to invest 2.5 billion in ‘flex living’ projects up to 2028, a considerable figure indeed. New demographic trends, such as the growth of the population in urban areas, the reduction in the size of households, the difficult access to housing, or the growth of rental prices, among other factors, are what are causing the ‘flex living’ sector in Spain to experience dynamic growth in recent years.<\/p>

Thus, Spain is positioning itself as one of the fastest growing countries. According to data compiled by the consultancy firm, there are more than 21,000 beds in the pipeline, with transactions between institutional funds underway or already executed. In fact, the sector has accumulated more than 560 million in investment since 2019, 140 million of which were transacted in 2023, with Madrid concentrating most of the supply.<\/p>
