Pero, \u00bfqu\u00e9 nos deparar\u00e1 la segunda mitad del a\u00f1o?<\/p><p>Los expertos lo tienen bastante claro. De un lado, la escasez de oferta de viviendas en alquiler va a mantener los precios altos. Adem\u00e1s, el aumento de poblaci\u00f3n m\u00f3vil de estudiantes y j\u00f3venes profesionales internacionales que necesita alquilar tensiona a\u00fan m\u00e1s este mercado y la poblaci\u00f3n local se ve obligada a competir con estos inquilinos con mayor presupuesto.<\/p><p>Por otra parte, la escasez de vivienda va a representar un problema creciente: el desajuste entre la oferta y la demanda se traduce en que hay necesidad de construir 600.000 viviendas adicionales hasta 2025, a pesar de que hay cerca de 4 millones de viviendas vac\u00edas o desocupadas.<\/p><p>En tercer t\u00e9rmino, el \u201cbuild to rent\u201d se consolida. Esta nueva modalidad de inversi\u00f3n inmobiliaria, que se centra en la construcci\u00f3n de viviendas espec\u00edficamente dise\u00f1adas para el alquiler a largo plazo, ha experimentado un aumento significativo en la demanda y la inversi\u00f3n, reflejando una evoluci\u00f3n notable en las preferencias de vivienda y en el comportamiento del mercado, con especial incidencia en Madrid, Barcelona y Valencia.<\/p><p>Respecto del precio de la vivienda, ha ido subiendo en este a\u00f1o pero de forma ligera. Los expertos s\u00ed esperan una leve subida en pr\u00f3ximos meses a medida que se reactive el sector y se vendan m\u00e1s viviendas. En este sentido, y desde el \u00e1rea de Desarrollo de Negocio de DEXTER, \u00c1ngel Garc\u00eda sostiene que \u201cen la medida en que el mercado inmobiliario est\u00e1 muy vivo, lo va a estar igualmente la financiaci\u00f3n alternativa, y viceversa. But what will the second half of the year bring?<\/p><p>The experts are quite clear. On the one hand, the shortage of rental housing supply will keep prices high. In addition, the increase in the mobile population of international students and young professionals needing to rent further strains this market and the local population is forced to compete with these more budget-minded tenants.<\/p><p>Moreover, the housing shortage will be a growing problem: the mismatch between supply and demand means that there is a need to build 600,000 additional homes by 2025, despite the fact that there are nearly 4 million vacant or unoccupied homes.<\/p><p>Thirdly, \u00abbuild to rent\u00bb is consolidating. This new form of real estate investment, which focuses on the construction of homes specifically designed for long-term rental, has experienced a significant increase in demand and investment, reflecting a notable evolution in housing preferences and market behaviour, with particular impact in Madrid, Barcelona and Valencia.<\/p><p>With regard to house prices, they have been rising this year, but only slightly. Experts do expect a slight rise in the coming months as the sector reactivates and more homes are sold. In this sense, and from the Business Development area of DEXTER, \u00c1ngel Garc\u00eda maintains that \u00abto the extent that the real estate market is very much alive, alternative financing will also be alive, and vice versa.
