De acuerdo con el an\u00e1lisis de la consultora \u2018Savills\u2019, esta reactivaci\u00f3n se debe a unos excelentes resultados tanto en t\u00e9rminos de afluencia como de ventas. Tambi\u00e9n, las rentas en los centros comerciales en Espa\u00f1a est\u00e1n muy por debajo de las del norte de Europa, por lo tanto, la tasa de esfuerzo del operador es m\u00e1s c\u00f3moda.<\/p>

As\u00ed se entiende que el inter\u00e9s de los operadores siga en aumento, con un 28% m\u00e1s de aperturas en 2023, con ingresos m\u00e1s sostenibles que en otros pa\u00edses y una rentabilidad de los centros prime que alcanza un 6,5%, el valor m\u00e1s alto de los \u00faltimos 11 a\u00f1os.<\/p>

Los fondos de inversi\u00f3n han sido los protagonistas con el 72% del volumen invertido. Las principales operaciones incluyen centros de referencia como Islazul (Madrid), adquirido por Henderson Park y Eurofund a Nuveen; Salera (Castell\u00f3n de la Plana), adquirido por Resilient\/Light house properties a DWS; o la triple venta de los centros comerciales SOM Multiespai (Barcelona), Ruta de la Plata (C\u00e1ceres) y Zubiarte (Bilbao) por parte de ASG.<\/p>

According to the analysis of the consultancy firm Savills, this reactivation is due to excellent results both in terms of affluence and sales. Also, rents in shopping centres in Spain are well below those in northern Europe, therefore, the operator’s rate of effort is more comfortable.<\/p>

It is therefore understandable that the interest of operators continues to increase, with 28% more openings in 2023, with more sustainable income than in other countries and a profitability of prime centres that reaches 6.5%, the highest value in the last 11 years.<\/p>
