Bostadsf\u00f6rs\u00e4ljningspriserna stiger p\u00e5 grund av en stark efterfr\u00e5gan - delvis driven av r\u00e4ntenedg\u00e5ngen, som underl\u00e4ttar bol\u00e5nefinansieringskapaciteten, och av den \u00f6kade invandrarbefolkningen - och ett otillr\u00e4ckligt utbud f\u00f6r att m\u00f6ta efterfr\u00e5gan.<\/p><p>Spanien producerar cirka 100.000 nybyggda bost\u00e4der per \u00e5r, n\u00e4r den uppskattade efterfr\u00e5gan \u00e4r dubbelt s\u00e5 h\u00f6g. Detta kommer att forts\u00e4tta att leda till att nybyggnadspriserna stiger kraftigt varje \u00e5r och att en del av den otillfredsst\u00e4llda efterfr\u00e5gan \u00f6verf\u00f6rs till begagnatmarknaden, d\u00e4r priserna ocks\u00e5 stiger, vilket p\u00e5pekas av \"Grupo Tecnitasa\".<\/p><p>Presidenten f\u00f6r <em>DEXTER<\/em>Yeidy Ramirez f\u00f6rst\u00e5r att <em>\"Till skillnad fr\u00e5n marknadsl\u00e4get f\u00f6r mer \u00e4n 15 \u00e5r sedan \u00e4r tillg\u00e5ngen till krediter idag mer kontrollerad, mer professionaliserad, med en mycket solid riskanalys och fundamenta som ger s\u00e4kerhet \u00e5t transaktionerna.\"<\/em>.<\/p><p>Experternas prognoser f\u00f6rutsp\u00e5r ytterligare pris\u00f6kningar under 2025, med \u00f6kningar p\u00e5 cirka 7% i nya bost\u00e4der och mellan 3% och 5% i begagnade bost\u00e4der, i b\u00e5da fallen h\u00f6gre \u00e4n inflationen.
