"DEXTER makes financing possible for entrepreneurs who are committed to 'Build to Rent' by providing 100% of the capital attributable to the construction budget".
There are trends in the real estate market that are determined by new consumer needs, new ways of life and the organisation of individuals, families and companies. Renting is an undeniably upward trend and, therefore, it is not surprising that it has been announced that Malaga (one of the economic lungs of Spain) is to incorporate 1,500 'build to rent' properties over the next three years.
Specifically, Malaga has 12.1 million square metres of vacant residential building land, while Seville has 8 million square metres, according to CBRE data. Seville, for its part, will incorporate 1,000 homes of this type in the same period. In total, 37,000 BTR units are expected to be delivered in Spain in the coming years, 85% in Madrid and Barcelona.
Thus, Malaga is expected to have no less than 102,000 dwellings, which would be absorbed in 15-30 years. In Seville, 58,000 units would be developed. And, in total, in Spain there are currently around 255 million metres of vacant residential building land, where 1.8 million homes could be built, which would be absorbed in more than three decades.
DEXTER makes it possible to finance entrepreneurs who are committed to 'Build to Rent' by providing 100% of the capital attributable to the construction budget and a considerable percentage for the acquisition of the land, in the event that it is not owned by the applicant.
The company's president, Yeidy Ramirez, indicates that "Real estate developers, attentive to market trends, are increasingly opting for formulas such as the BTR, concentrating on provincial capitals, where they are looking for a type of product with high liquidity and low risk in its marketing phase thanks to the positive pressure of the market"..
Within the real estate sector, and of all the sectors that make it up, the residential sector is currently the most important. DEXTER is concentrating its largest number of financing operations.
